Las Vegas, Henderson, and North Las Vegas are a high-volume single-family and small-building rental market. Many houses sit in HOAs with exterior paint, roof, and landscaping rules that also affect how a loss is repaired. Reno and Sparks have older neighborhoods, newer suburbs, and a colder winter than the southern valley. Both markets still follow the same insurance rule: if you do not live in the house and a tenant does, you want a landlord or dwelling-fire form, not a personal homeowners policy that still thinks you are the occupant.

Investors who bought several valley houses often try to keep them on a personal account. That works until a claim, a underwriting audit, or a lender asks for proof that the occupancy is correctly rated. Quote the properties as rentals from the start. Heat, vacancy, and HOA realities

Reno winters bring freeze claims that Las Vegas files rarely see. North-valley and rural Nevada properties can also sit farther from a fire station. Do you quote rented condos in Nevada?

Yes, if you describe the unit as attached housing and tell us whether an HOA master policy covers the building exterior. The owner’s form may be narrower than a detached-house dwelling policy.

Will this policy cover a tenant’s furniture in a furnished rental?

Landlord forms are not a substitute for a tenant’s personal policy. If you own the furniture as the landlord, mention that in comments so we can ask the right market question. Tenant-owned items stay with the occupant.
