Guide
Dwelling forms (DP-1 / DP-2 / DP-3)
How dwelling-fire and landlord dwelling forms differ from owner-occupant homeowners — and what underwriters ask.
Dwelling forms (often discussed as DP-1, DP-2, and DP-3 styles) are the ordinary starting point when a 1–4 unit residential building is rented to someone else. A personal homeowners form is usually the wrong starting point once the property is leased.
Named-peril vs broader dwelling wording, replacement cost vs actual cash value, and how vacancy conditions attach are form decisions — not marketing slogans. Affordable Landlord Insurance helps rental-property owners request a landlord or dwelling quote so a licensed producer can shop fitting markets.
Tell us construction year, updates (roof, electrical, plumbing, HVAC), occupancy (tenant-occupied, vacant, under renovation), and whether you live on-site. Those facts belong on every landlord file.
DP-style conversations often include dwelling (building), other structures, personal property of the landlord (not tenant belongings), loss of rents, and landlord liability. Endorsements and exclusions on the issued form control what attaches.
We shop landlord and dwelling markets for U.S. rental-property owners in ten service-area states. A quote is not a binder.
Preparing a dwelling-form submission: property address in a service-area state, unit count, ownership entity name, desired effective date, and an optional detailed description of the rental situation — who lives there, lease status, and any vacancy or renovation plans.
Older roofs, knob-and-tube or outdated panels, polybutylene plumbing, and trampoline or pool exposures still show up in underwriting. Put known issues in the description rather than waiting for a decline letter.
Mortgagee and additional-interest wording matters when a lender requires proof. Note mortgagee name and address in comments when you have them.
Short-term or mid-term rental use is not the same as a long-term lease file. Say booking platform use, average nights occupied, and local ordinance status when relevant.
Contact timing after you submit: as soon as possible; it can take 1–2 business days. Incomplete forms without consent or required fields delay review.
